Deck, Porch & Fence Repair in Holly Springs, NC

Holly Springs decks are mostly ten to fifteen years old, which means what is wrong with yours is almost certainly fasteners and surface rather than rot. That is the cheap end of this work and the right time to deal with it.

The good news about a young deck

Most decks in Holly Springs went up alongside the houses, which puts the bulk of them somewhere between ten and fifteen years old.

That age has a very specific profile, and it is the cheap end of deck work.

The wood is generally still sound. Pressure-treated lumber does not rot through in a decade in this climate unless it is holding standing water or buried in leaf litter. In an open Holly Springs subdivision it is doing neither.

The fasteners are not. Ten to fifteen years is plenty of wet-dry cycling for nails to work loose. That is what you are actually experiencing: boards lifting at their ends, heads standing proud and catching bare feet, the deck ticking when you cross it, and a railing that has developed a bit of movement.

The surface has weathered. Greying, splitting along the grain, and cupping. In an open lot with full sun this happens faster than it does under a tree canopy — the trade-off for not having a damp deck.

What that means for the cost

A deck at this age usually needs re-fastening throughout, a handful of genuinely failed boards replaced, and the railing post connections reworked. That is a long way short of a rebuild and it buys another decade.

We would rather tell you that than sell you a new deck. It is also why the underside photo matters so much on a Holly Springs call — it is the shot that proves the framing is fine.

Cupping, and what it tells you

Boards that have cupped into a shallow trough hold water along their length instead of shedding it, and that accelerates every other kind of failure.

A few cupped boards among sound ones: replace those, re-fasten the rest so they sit flat again, and the deck is fine. Widespread cupping across most of the surface: the boards are near the end of their service life regardless of how solid they feel underfoot, and it is worth planning a resurface rather than chasing individual boards.

Railings

The most common Holly Springs railing complaint is movement rather than damage, and it nearly always comes from the connection between the post and the rim joist rather than the railing itself. That connection can be reworked properly. It is worth doing promptly because a guardrail is a safety item.

Fences and gates

Newer fences here have newer posts, so outright rot is uncommon. What is common is gates that have dropped because hinge screws pulled out of end grain, or frames that have racked out of square. Both are quick fixes if the cause is addressed rather than the symptom.

Getting a price

Three photos: the whole deck, the worst boards close up, and the underside. Holly Springs is ten minutes away, so if there is any doubt about the framing, looking properly is easy to arrange.

Fasteners fail before the wood does at this age

A deck in its second decade has been through enough wet-dry cycles for nails to back out and for boards to cup, but not enough for pressure-treated lumber to rot through. Boards lift at their ends, heads stand proud, and the deck ticks underfoot. Re-fastening with structural screws and replacing the handful of genuinely failed boards usually restores the whole thing.

Cupping is about which way up the board went down

Decking that cups into a shallow trough holds water along its length, which accelerates everything else. On some decks the fix is as simple as replacing the worst boards and re-fastening the rest so they sit flat again. Where cupping is widespread the boards are near the end of their life regardless of how sound they feel.

Newer subdivisions are open, not shaded

Unlike the wooded Cary neighbourhoods, most Holly Springs developments have young trees and open lots. Decks here dry out properly, which is good for rot and hard on the surface: more direct sun means more splitting, more greying and more movement in the boards.

Decks & Fences we have done

Deck landing and stairs from above, before and after. Left: weathered, split and cupped pressure-treated boards with plant pots on them. Right: new grey composite decking and stair treads over the same structure.

Weathered pressure-treated boards swapped for composite over framing that was still sound. The structure stayed, the surface did not.

Rear deck stairs and the space beneath the deck, before and after. Left: weathered bare-wood stair railings and a strip of dirt under the deck. Right: the stair and deck railings finished in white, with a paver patio laid across the dirt.

Stair and deck railings brought back to a clean white finish, and the dead strip of dirt under the deck turned into a paver patio.

Decks & Fences in Holly Springs — questions

My deck is only twelve years old but it looks terrible. Is it done?

Probably not. At that age the wood itself is usually still sound and what you are looking at is surface weathering, cupping and fasteners that have backed out. Press a screwdriver into a board near its end — if it resists, the timber is fine and you have a fastener and finish problem, which is far cheaper to solve.

The nail heads are sticking up and catching feet. What is the fix?

Pulling them and replacing with structural screws, which hold where nails have given up. Doing it across the whole deck rather than just the obvious ones is worth the small extra, because the rest are on the same schedule.
