Interior & Exterior Painting in Holly Springs, NC

The most useful interior painting we do in Holly Springs is not a colour change. It is getting rid of the builder flat paint, which marks if you look at it and cannot be cleaned without leaving a shiny patch.

The paint that cannot be cleaned

Holly Springs expanded quickly and most of its housing is recent, which produces a very specific interior complaint that people usually blame on themselves.

You wipe a scuff off the hallway wall. The scuff comes off. In its place is a patch that catches the light differently from the rest of the wall, and it never goes away.

That is not damage and it is not bad cleaning. It is what flat paint does.

Why builders use it

A very flat finish has a microscopically rough surface that scatters light in every direction. That is exactly why it is so good at hiding a slightly wavy wall, a taped joint or a patch — there is no reflection to reveal them.

It is also cheap, and it touches up invisibly, which matters enormously when a builder is closing out a punch list. A flat wall can be spot-touched in ten places and look uniform.

Why it fails in a house people live in

The same rough surface has no film integrity at the top. Rub it and you crush that texture flat in that spot, so it reflects light where everything around it scatters. That is burnishing, and once it has happened the only fix is repainting the wall.

It also has very little resistance to anything else — marks go into it rather than sitting on it.

What to use instead

A modern washable matt. Keeps almost all of the flat appearance and adds a film that can be wiped without burnishing. This is what most people want in living rooms and bedrooms.

Eggshell. Slightly more sheen, more durability again. It goes in hallways, stairwells, playrooms and anywhere with traffic.

The trade-off is honest: more sheen means more of the wall imperfections show. Which is why the prep matters more when you move up in sheen, and why we will tell you if a wall needs work before it can carry an eggshell.

This single change — flat to washable — makes a bigger practical difference to a house of this age than any colour does.

Exteriors, at the easiest point they will ever be

Most Holly Springs houses are young enough to be on their original builder coating, and that makes the first repaint considerably simpler than any subsequent one. One film, applied to clean substrate, with no history under it.

The value on that first cycle is in doing the details properly, because it sets up the next twenty years:

Caulk. Where trim meets siding, around windows, at corner boards. Builder caulk is applied fast and it is usually the first thing to fail. Cutting out and replacing failed joints rather than running new caulk over old is the single highest-value part of an exterior repaint.

Washing. Removing the chalk that ultraviolet has broken out of the old film, plus pollen, dirt and any mildew. Paint applied over chalk bonds to the chalk, not the house.

Spot priming. Anywhere the substrate is exposed, and any stain that would bleed through.

Bottom edges and cut ends. Particularly on hardboard siding, where the vulnerable places are the horizontal bottom edge of each board and any end that was cut on site and never sealed.

What else this age of house brings

Settlement cracks. Homes past the ten-year mark reach this on schedule. Repair first, then paint — and where the movement is finished the repair stays closed.

Nail pops. The framing dries and shrinks over several years and fasteners push through. Filling the bump without dealing with the fastener means it returns, so it gets fixed properly before painting.

Ceilings. Frequently untouched since handover and frequently the reason a repainted room still looks tired.

Trim and doors. Where the labour actually goes in any interior repaint. Filling, caulking, sanding and cutting in is most of the time on the job, and it is what makes the difference between sharp and merely rolled.

Water stains

Sealed with a stain-blocking primer rather than painted over — ordinary emulsion over a water stain bleeds back through within weeks. And the source gets found first, because painting over a live stain is money spent twice.

Climate

Exterior work here is scheduled around the weather rather than the calendar. Mid-summer afternoon sun on a wall is the worst condition, because paint that dries too fast will not level or form a proper film. We work the shaded elevation through the hottest part of the day. Below about fifty degrees is the other limit.

Being close

Holly Springs is about ten minutes from our base, and the practical result is that small painting jobs are worth doing here. One room, one ceiling, the trim in a hallway, a set of shutters. There is no travel time built into the price.

Getting a price

For interiors, a photo of each room and a note of whether trim and ceilings are included. Tell us if you want to move away from flat — it is the change most people are actually after.

For exteriors, each elevation photographed from far enough back to see the whole side, plus a close-up of a typical caulk joint.

Builder flat is the local interior problem

Houses handed over in the last fifteen years are typically finished in a very flat, inexpensive paint. It touches up invisibly, which is why builders use it, and it burnishes the moment anyone tries to wipe a mark off it.

Ten minutes away means a single room is viable

Holly Springs is one of the closest towns to our base, so there is essentially no travel built into the price. One hallway, one ceiling or one set of doors is a job that makes sense here.

Exteriors here are on their first real cycle

Most Holly Springs housing is recent enough that the original builder coating is still the only one on it. That makes the first repaint the easiest one it will ever get, and the right moment to fix caulk joints properly.

Painting in Holly Springs — questions

Why does our wall go shiny when we wipe a mark off it?

That is burnishing, and it is what very flat paint does. A flat finish has a rough microscopic surface that scatters light, which is why it hides imperfections. Rubbing it flattens that texture in one spot, so that spot reflects light differently from everything around it. Nothing is wrong with the wall — the paint simply is not made to be cleaned.

What should we use instead?

A modern washable matt or an eggshell. Both keep most of the flat look while giving you a film you can actually wipe. Eggshell has slightly more sheen and slightly more durability, which is why it tends to go in hallways, stairwells and kids bedrooms while a washable matt goes in living rooms and bedrooms.

Is it worth calling you for one room?

Here, yes. Holly Springs is about ten minutes from our base so there is no meaningful travel in the price, and a single room, one ceiling or one set of doors is a sensible booking. Further out on our list that would not be true and we would say so.

How to get a price

  1. 01

    Fill in the form

A sentence about the job and the address we would be coming to. Rough measurements help but are not essential — the address is the part we cannot work without.

  2. 02

    Get a number

Most jobs are priced from the form without anyone driving out. Bigger projects get a short visit first, and the estimate is free either way.

  3. 03

    Pick a time

The price is agreed before any work starts. We work 8am to 8pm, seven days a week, and take urgent jobs when we can.

Tell us what needs doing.

Fill in the form with a sentence about the job and the address. You get a straight price and a real window back, usually the same day you ask.
