Home Maintenance & Seasonal Checks in Cary, NC
Most expensive house repairs started as a cheap one that nobody looked at. A twice-yearly walk round, timed to the seasons here rather than to a generic calendar, catches most of them.
Two visits, timed to here
Generic maintenance calendars are written for somewhere else. The Carolina year has its own rhythm and it produces two genuinely useful moments.
Late winter into early spring
Before the humidity arrives, and while temperatures still suit exterior coatings.
What belongs in it:
Caulk joints. Where trim meets siding, around windows, at corner boards. Split caulk is an open route for water, and it is the highest-value item on any exterior list. This is the moment to deal with it, before the wet season.
Exterior paint on the sun-facing elevations. Rub the south and west sides — powder on your hand means the film has chalked and that side is at the end of its life. Those elevations fail years before the north side does.
Deck and railing. Every railing post pushed by hand, board ends and joist tops probed, and the ledger and its flashing checked. This is the item most likely to matter for somebody safety.
Fence posts. Pushed at ground level, along the whole run rather than at the one panel that is leaning.
Gutters after the pollen. A genuinely local item. Pollen is heavy here and it settles into gutters and valleys in quantity.
Mid to late autumn
Before the first freeze, after summer has done whatever it was going to do.
Weatherstripping and door thresholds. Weatherstripping is a consumable and after fifteen or twenty years it has taken a permanent set. Close a door on a sheet of paper and pull — where it slides out freely, there is no seal there. Most exterior thresholds are adjustable and almost nobody has ever turned the screws.
Gutters once the leaves are down. The version that actually matters.
Exterior faucets before a freeze. Isolating and draining where the arrangement allows.
Caulk joints again, because a hot humid summer opens them.
Smoke and carbon monoxide alarms. Batteries, and the age of the units themselves — detectors have a service life and it is shorter than people assume.
Why humidity matters more than cold here
Worth understanding, because it changes where attention goes.
A northern maintenance list is dominated by freeze damage. Here, the long humid summer does more.
Doors bind because timber takes up moisture and swells. That is seasonal and it should not be planed away — remove material in August and there is a permanent gap by January.
Caulk and sealant fail faster under heat and thermal cycling.
Exterior coatings break down under ultraviolet and heat on the sun-facing walls, years before the shaded ones.
Timber moves, which loosens deck fasteners, opens trim mitres and racks gates.
Mildew grows on shaded elevations that stay damp, and painting over it seals living growth under the film where it carries on and pushes back through.
The HOA angle
Cary is one of the most covenanted towns in the state, and a maintenance visit is a good moment to deal with the things that otherwise generate a letter.
What typically does: a fence panel out of line, a fascia board, faded or damaged shutters, a dead exterior light, mildew streaking on siding, peeling paint on a front door.
All of it is ordinary maintenance work, all of it is quicker than a correspondence, and none of it needs approval — repairing something to its existing condition and colour is maintenance rather than alteration. Changing a colour or a style is where approval comes in.
The punch list
Whichever season, the visit is the moment to run the list of small things.
Walk the house with a pencil beforehand. Room by room, without filtering. Include the things you have adapted to — the door you close with a hip, the drawer you lift, the switch nobody uses.
Use a torch held flat against the wall. Light raking across a surface shows nail pops, cracks and dents that are invisible looking straight on.
The economics are the reason: one small job costs the minimum, and the ninth item on a list costs a fraction of that because the visit is already paid for.
Holiday decorating
Putting up and taking down holiday lighting is on the list, and the two-storey Cary rooflines are exactly where it is worth having somebody with the right access equipment rather than a ladder.
Fixings that do not damage the fascia or the shingles, an outdoor-rated power arrangement with a timer, and — the part people forget to book — taking them down again in January.
What we do not do
Anything requiring a permit, anything structural, roof work, and licensed electrical or plumbing work beyond fixture and valve replacement. If something on your list falls outside that, we will say so at the quote and tell you who it belongs to.
Getting a price
Send the list numbered, with photographs of anything that needs one. Most lists can be priced without a visit.
Cary is about fifteen minutes from our base in Apex.
The Carolina year has two useful maintenance moments
Late winter into early spring, before the humidity arrives, and mid to late autumn, before the first freeze. Those two windows suit exterior work and they are when the things that fail are easiest to spot.
Humidity here drives more failures than cold does
Doors that bind, caulk that fails, timber that moves and finishes that break down are all driven by a long humid summer rather than by winter. That shifts what a maintenance list should focus on.
HOA obligations are frequently part of the list here
A great many Cary communities require the exterior to be kept in reasonable condition, and a maintenance visit is a good moment to deal with what would otherwise generate a letter.
Maintenance in Cary — questions
When is the best time for exterior maintenance here?
Two windows. Late winter into early spring, before the humidity arrives and while temperatures still suit exterior coatings. And mid to late autumn, before the first freeze and after the worst of the summer has done whatever it is going to do. Mid-summer is the worst time for anything involving paint or sealant.
What should be on an autumn list in the Triangle?
Weatherstripping and door thresholds, gutters once the leaves are down, exterior faucets before a freeze, caulk joints that have opened over the summer, and the smoke and carbon monoxide alarms. Those five between them cover most of what causes trouble over winter.
Can maintenance help with an HOA letter?
Frequently, and it is easier to deal with the item than to argue about it. Most of what generates letters is small: a fence panel, a fascia board, faded shutters, a dead exterior light, mildew streaking on siding. All of it is normal maintenance work and all of it is quicker than a correspondence.
How to get a price
- 01
Fill in the form
A sentence about the job and the address we would be coming to. Rough measurements help but are not essential — the address is the part we cannot work without.
- 02
Get a number
Most jobs are priced from the form without anyone driving out. Bigger projects get a short visit first, and the estimate is free either way.
- 03
Pick a time
The price is agreed before any work starts. We work 8am to 8pm, seven days a week, and take urgent jobs when we can.
